Marketing timber sales is where Forestland Management, Inc. can provide the greatest tangible benefit. By increasing sale revenues through careful timing and superior marketing techniques, landowners greatly increase their profits, and are assured of quality work, while minimizing their own risk and workload.
The way it works is like this:
We know timber prices. Landowners usually
have an idea, but do not really know when a block of timber is ready to be cut.
They also do not know what current prices are, or what the best way to market
the timber is, even though they may know someone in the wood business. By
staying up to date on market conditions, we know what wood prices are at any
given time. We can inspect the landowner’s trees and tell if the stand is going
to bring a good price. This opinion is based on the size and quality of the
trees, and on market conditions. If the trees are ready, and the market
conditions are favorable, then a highly competitive sale is designed in which
numerous reputable timber buyers are given an opportunity to bid.
Get the best price. The timber to be cut is
mapped out and designated for harvest by marking sale boundaries. It is then
cruised for the purpose of determining a minimum price – this is to prevent the
landowner from selling the timber for a price that is too low. A sale prospectus
is then sent to potential buyers which provides the terms of the sale as well as
a map of the timber being sold. Timber buyers are usually given approximately
three weeks to inspect the wood for sale and determine their price. Bids are
usually due at a certain time on a certain day. The buyer with the highest price
is awarded the sale as long as the price meets the minimum. If none of the
prices meet the minimum, the highest bidder is given an opportunity to do so. If
the minimum still is not met, it then becomes up to the landowner whether to
take the highest price or declare a No-Sale and try the sale again at a later
date.
Protect your interests. If the sale is made,
Forestland Management, Inc. will prepare a contract to be signed by the
landowner and the buyer. Our contracts are designed specifically to protect the
landowner’s interests. We will arrange the closing and be present to make sure
everything goes smoothly. We will also inspect and supervise the harvesting
activities. After harvesting is complete, Forestland Management, Inc. will
arrange and supervise clean-up or replanting activities after the cutting is
complete. This work is usually done by sub-contractors that work with us on a
regular basis and know we expect high quality work at reasonable prices.
By conducting sales and post-cutting practices in this manner, we can greatly
increase sale revenues for our clients and lower the costs associated with
post-harvesting clean up and reforestation practices. The landowner can also
rest assured that he or she is not being taken advantage of and that all work
being done is of the highest standards.
